Help Needed: Balcony Rendering and Ingress Issues!

We've run into a bit of a snag with the external rendering on one of our property.

Our property is the the grey section. Should the bottom look that wet after rainfall?

We seem to have ingress on the balcony. It's causing some water damage with the internal sill and skirting. Is this is par for the course with external rendering or have we got a bigger issue on our hands.
  1. Is this kind of ingress normal in external rendering?
  2. Any idea what might be causing it?
  3. How can we fix it and stop it from coming back?
  4. Any tips on materials or techniques to prevent future problems?
  5. The middle seems to have the permanent water mark/line even in dry weather is that normal?
We'd really appreciate any insights or experiences you can share. Help us get back on track with this project!

I’d take the top floor render and middle off and start again it’s a crap design , get rid of the wood defo

It is the dentil course in brickwork, bad finish , where render meets brickwork …Needs a bead design to overhang brickwork ———
