Some sound advice needed

Hi all,

My first post here, and have joined to get some advice on some work we are having done at our house.

We've recently moved into a property, 1968-1970 build with artex covered ceilings throughout. We're not 100% sure it contains asbestos, but judging by the age of the property I would say it does have asbestos in the artex. Asbestos sheeting is currently present in the ceiling of the garage.

We're fully redecorating and wanted to have a skim finish to our ceilings, and am aware of the options to make this happen and also aware of the potential problems asbestos can cause.

A local plasterer said he would scrape most of the peaks off, and then skim over the remaining artex. The peaks are no bigger than 5mm. After reading around I'm a little concerned about having asbestos dust and particles flying around the house and wondered if we should be doing things differently. I'm aware of the options such as re-boarding, boarding over existing, skimming over, scraping off and skimming over and it also seems everyone does things differently!

I've uploaded some photos of the artex and exposed areas of the ceiling where the electrician removed light fittings if it helps!? It might well be that some of you guys may think it will be OK to plaster straight on top, or tell me that it doesn't look like it contains asbestos. Just looking for pointers from people who see this sort of stuff day in/day out.

I've also taken another image which shows a fiberous clump which I'm guessing is asbestos?

Send four small samples to cavendish laboratories and they will email you a report of what the artex contains. Cost you £21.60. Google them for there address.
 
more than likely it contains asbestos, the plasterer will not be able to tell but do as stuart says, if you board over then the screws may create dust particles and you are hiding rather than solving a problem/ i have seen specs for bonding over and then skimming when asbestos is present, the problem here is the strength of the asbestos to hold the weight, if you pva it ,you may cause it to peel off..
 
Listen tetley yorkshire pg and whatever else if your worried about the dust asbestos or not do yourself a favour and MOVE HOUSE sorry to be blunt but you sound like most of customers whingers! In saying that you might be alright just trying to put a slightly diffrent angle on your post please ignore me!
 
The asbestos would be a very small amount just let them scrape and skim or whatever it isn't you going to kill you

the photo of the asbestos clump, looks like insulation material, not asbestos
in 1968 to 1972 there would be asbestos mixed into artex. it was a tiny amount that was added to make the material easy to apply.
your garage ceiling is masterboard a cement board.
 
The clump appears to be old fibre boards rather than anything else, if asbestos is present on your ceiling in clumps like that then you have major issues lol. The asbestos in artex is minimal so no worth worrying about.

A. Just let the plasterer get on and do the job and not fuss over nothing

B. get samples sent off then if it contains asbestos (99% sure it will) get a specialist team in to remove the ceiling completely then call in the plasterer to reboard and skim a new ceiling which will cost you more now in materials and time...........all for the sake of going out for the day while the spread does his job.

Cheers for the advice people. I'm happy to go with what the plasterer who came round and gave me a quote said (scrape and skim), then I did a google search on it and people are saying this and that about best way to cover up artex let alone asbestos! So that got me thinking and lead me here. Maybe am worrying about it too much. That's why I posted as I knew someone would've dealt with this all before and give me a heads up. Will see what happens! Cheers though, much appreciated.
