rough as toast wall , likely damp

a small reveal on the 1st floor is rough as rough can be.

Ive also noticed the paint flakes off very easily and the plaster has blown.

all in a horizontal strip.
on the external side of that horizontal strip is the roof line of an extension..

so a couple questions:

1. I suspect the roof has something to do with the damp, if it is
why can I not see it in any other part of any wall where that roof
is situated.

2. Im inclined to hack off the reveal and see the damage and then start from fresh, whats the most suitable backing? ( wall is solid stone..old miners terrace )

Ill be having a look at the roof too before sorting this reveal , obviously.

It's obviously the roof causing it. I'd hack of and replace with renovating plaster but first thing I would do is get a roofer out to fix roof
 
Aye defo the roof causing it , what does the flashing look like ? May jus need some lead up there u never no sum ******* might of had a away with it lol
 
Bare with me I'll take a snap of the flashing.
It's 5hi*e.

We have a council grant to replace the flashing and re render

But they wanna use their own guys.. Can't choose my own
 
Pitch of the roof looks shallow so driving rain could be getting under the flashing as it looks appalling hack off inside and start again.
 
yeah its pretty shallow
, every house in the row built the same extensions.
5 houses in row

1st house, owned by a plumber
2nd a sparky
3rd a mechanic
4th a chippy.

mine.. was owned by a world bodger.
he built the extension half cut and ballsed it up so bad it had to be knocked down.. not once.. but TWICE!!
and yes, he rendered it too
 
beads?! he likely wouldnt have even know what you were on about mate.

to give you an idea of how dull he was (according to next door) he bought windows that have the top 3rd open out..

nothing wrong with that you may say.

he then put them in sideways to have a window that opens on the side.
a total-total doughnut.
 
Ill hack the wall off tomorrow most likely and then wait until they have sorted the flashing out before re-doing it.
 
If your gonna replace flashings on a roof with a pitch that shallow forget the 150mm rule. A pitch below 30 deg ish will need approx 300 to give it a decent chance, unless of course your a greedy fooker and would rather spend money on lead mate rather than lead :RpS_lol:
