Question re: Lime Render Failure

Hi.

I am new to this forum and as a layperson was seeking some advice on a job I recently had done.

I had our entire house (its a period home) rendered using lime about 3 years ago. The materials used came from Baumit. Over the past 12-18 months there have been multiple instances of the lime bubbling up and sounds hollow to tap and then several months later the top coat of the lime falls off. This has happened on every elevation and probably covers about a quarter of the house it has happened so much.

Baumit haș visited the site and blame the issue on either (i) the approved plasterer did not apply sufficient depth of top coat, (ii) damp, (iii) the soft and fascia are too narrow causing rain to fall on the render, (iv) that the window ledges were not sealed properly. Baumit prepared the spec having visited the site and then did 3 site visits during the job.

The bubbling up of the render happens everywhere: between windows, on chimney breasts, at the bottom, top and middle of the walls.

Has this kind of thing happened before and what is the usual cause of it?

If anyone knows or can recommend a specialist surveyor or someone like that who is in the South East of England I can get to look at this that would be much appreciated.

Hi I know your problem. Believe it or not baumit actually contains cement and is not appropriate for your house. Where are you based we mainly cover herts beds and bucks.

Thanks for your reply. Wow, that is surprising. It was sold to me as a purely lime product. In fact I had considered other options which were lime-based but were put off them by Baumit as they said they contained cement whereas there's did not!

I am based on the South coast.
