Flat roof woes

So the bungalow I have bought (exchange next week) the flat roof is leaking it appears to be between the main house and the garage.

I was expecting a totally knackered flat roof but when I got up onto it I was surprised.

I decided the first thing to do was clear as much of the crap off as possible.

I also cleaned around the chimney as there was a lot of moss and crap and also noticed the pot was loose.

There are a couple of cracks but they appear to be not where the roof is leaking.

Now I had a flat roof guy come and quote to rip out and patch and repair some of the broken ridge tiles and reflash the chimney and he was £8,000.

The problem is the flat roof is not staying very long well I want to have sorted out an extension and then proper roof the place but water is currently running down the walls and filling up the electric consumer unit so until I fix the leaks I have zero electric.

I have looked at just reflecting over the top of this roof with torch and roll or I have been looking at the bitumen paint or evercrewl stuff that paints over...
 
Everything in those pictures needs sorting, not necessarily new. Is the juncture of flat roof to pitch roof sound? Or has batten been nailed through felt? It’s supposed to be a cocking fillet under the felt for the bottom row of tiles to sit on

I dont know... the tiles on the bottom are solid as I tried pushing the ones that were out of align up and they would not move...

That what looks like an eaves tray is what I think may have failed... (explains why it is running down the walls)

this is on the drip edge of the flat roof about halfway along (the flat roof) and its pissing in
 
Doesn’t take much to get water damage like that tbf Danny. No point in spending loads on it if you have bigger plans in the future.

I’d probably pull the ceiling down in that area to see the extent iand at least it’ll dry out quicker and the lack of PB will stop it tracking so far - it’s fooked anyway.

That hip/ridge looks quite suspicious.

Get a hose up there and try and eliminate one thing at a time.
 
Like others have said.
That chimney stack could also be the problem, rack out all the joints etc, re- point and get some new flashing on it.
Just use flash band (short term) as it's a fraction of the price of lead, saves wasting money if you pulling it apart in near future.
 
Take bottom three rows of tiles off and you will know what’s happening.
Reclaim yard have loads of them tiles if you break any
Get it sorted as in stop water ingress soon to stop timbers failing then you can leave it to dry out and plan

How else do you think a batten would be fixed for the bottom row of tiles? FFS
 
Mate don't start ripping tiles off at this stage. As already said, tackle the chimney first, I'll bet that's your main issue. You've already cleared the build up of moss off the roof that would have almost certainly caused a backup of water.
 
Temporary seal with stuff like these and you need to get under bottom courses of tiles and seal area, plus chimney flashing.

But until it's all stripped and re done inc chimney flashing you won't be certain it's sorted , with the weather we get.
