Does the chimney have an over sailing course of bricks or lip over for the render as a lot of cases the chimney gets lowered (as its cheaper to repair) but the over sailing course doesn't get built back in.
The chimney gets a lot of water on top and in theory runs to edges of stack and then drip off over sailing course,rather then run down the entire stack been absorbed into bwk/render on heavy downpours/prolonged the water will simply soak through to inside of bricks , then run down to where a change if direction usual top corner of bedroom then soaks tthrough just another idea to ad to list
