Thoughts on this patch

Recently got called out to have a look at this, it’s on a hallway on a set of flats. Internal party wall, lime built building. No leaks anywhere, apparently one from the roof years ago. Paint was all sound, just this big patch. Any ideas what the issue could be?

First thing you need is access to whatever is behind that wall and under the stairs.

It looks like a dodgy paint job tbh...how that mughtve come through existing paint I don't know.

I would zinsser the patch then paint the wall

That’s what’s weird, behind the wall is a flat and under the stairs is just empty with painted brickwork. Neither has any water source near it, or any sign of damage, water or condensation.

check relative humidity of the air & dew point
& check the temps of the wall, relate this to the dew point…

Nope, not anything at surface level on either side that I can see pal


About 3 years ago I bought a thermal imaging camera for occasions like this.

They do work well, and you'll see the direction it's coming from.

Decent plumbers generally have them if you know any......

Cheers Bob, I’ll have a look into it, sounds like a handy bit of kit.

Probably easier to buy one myself, I know plenty of plumbers but decent is a stretch lol
