Splitting an Electric Meter

Hiya

I have 2 offices and one of them has just signed a new tenancy agreement with us and in that I have put that they need to allow me to run a cable from their office to my garage and outbuildings. But I need to split there cable and have a new meter put in by the eleccy board.

I have suggested a check meter but they dont want that as they dont want to be paying my electric bill.

Has anybody ever asked to the eleccy board to do this? Is it expensive?

I assume the electric board T off before both meters and they they go into a fuseboard where my electrician will work his magic....

Buy the generator off @smoother09 .Problem solved.
 
Yer, call eon or EDF or whatever, they can supply a second meter for you, will cost you 500 I think we paid last time, obviously down to the main feed if that cut out for it at all to have a second supply. You can always put a submeter on your tenants one, works out much cheaper to install if he's happy with that option.
 
As @zolco says, but they may need to run a 3 phase line onto the property and then split it. If you already have 3 phase at the head then it shouldn't be too bad.

If you're going to build on the site down the line it may be worth looking into getting the supply changed to the site now. It's not going to be any cheaper in the future.

I see

If we build on the site (hopefully) we will be coming from a different direction as it would be nearer the site. This is just to power the garage and shed :D

There are 2 offices one of the meters is at the front of the building and the other is at the rear of the building, there is also 2 flats above... so I am hoping that it should be ok... I wanted to just stick a check meter in there but our tenants have said that they don't want that... ffs

Just reduce their monthly rent by say £50 and right in the agreement that they pay the £50 once you have reimbursed them for the electric the following month after witnessing the meter reading. You're the landlord, if they don't comply, then you're in your right to kick them out.

I am nearly at the stage of needing to get this sorted.... What do I need to ask for?

You have a new unit need a new meter on incoming supply, they might make you upgrade the connection depends on what is the incoming feed

DO you know whether I need to have all the electrics ready (in this case the garage) or do I get the meter first then get an electrician to connect it all?

I was told that UK Networks don't supply or fit the meter, they only make the connection between source and meter. The meter would be fitted by your chosen electricity supplier.

Consumer Unit, DB, Distribution Board, same thing, no simple answer to this, it depends on distances involved, maximum loads that may be required with welders etc, I had a similar thing when I split one unit into two, simplest thing for me was to install a secondary sub meter so I could moniter usage between the two units, but pay the electricity and water bills myself and incorporate them into the rent with an upper limit for reasonable usage.

To have a new supply instaled with a new meter will probably run into the thousands, depending on location etc, guessing about 3k?

there is a 3 phase head into the offices and only 1 of the phases is being used so according to an electrician we can take the feed from one of the spare phases and go straight into the meter.

Unfortunately a check meter is not an option as the tenants are pricks and had it drawn into their lease to stop me doing that as they knew I was buying the building and taken on their premises which is frustrating as hell.
 
Yes but if you were payig their electric bill, surely they can see the sense in that?

From a practical point of view as the Leccy said, you can take one of the spare phases and meter it seperately, get a quote from your supplier Swalec etc?

New supplies are extortionate, in this case might not be so bad, depending on distance away etc

Swalec?

hopefully go out of the spare phase straight into another meter then consumer unit in there... from there I will have the garage electrics sorted :D
 
Splitting an Electric Meter
 
SO I have got an Mpan number now and I have SSE coming out to install my meter... all I need to do is drill a hole through the wall to the outside and then stick a meter cabinet on there and SSE will come and put a meter in and make it safe then my electrician will come and connect up :D
