Remedying plaster after leak

Hi all, new here.

I imagine this is a common problem but can't seem to find a definitive solution.

We recently had a flat roof extension built and the builder didn't flash the roof to the external wall for months. During this time the pristine ceiling started to develop a large damp patch to one side of a skylight upstand each time we had heavy rain. Several times water dripped through on to the floor.

When the flashing was finally fitted and everything dried out, the builder applied a coat of stain block to hide the damp patch and filled some cracks in the skim coat. Since then, the skim coat has cracked and separated from the plasterboard, see photo.

I'm just wondering what the best approach is for a fix. The builder left some fibre band (non adhesive glass fibre cloth that I can't seem to find in the UK) that he'd used for patching other walls, so thinking I can either apply this along the cracks and fill over the top, or chip away the loose render in a circle (~25cm diam) around the cracked area and use filler. I believe one can't just re-skim a patch like this; the whole ceiling would need re-doing.

Thoughts appreciated and many thanks.

Get Bob the builder back to sort it!
The damage to your ceiling has been done due to his incompetence.

You shouldn’t of settled waiting for months for him to do the flashing when there’s was signs of water coming in already
Agreed. I did raise it several times sending messages with photos but unfortunately he initially mis-diagnosed it as a leak from the upstand. After addressing that, he was out of the country for a month for personal reasons until finally applying the roof flashing, which solved it. In hindsight, I should have insisted the flashing was done much sooner, though at the time put my faith in the 'professional'. Live and learn.

I'll see if I can get him back but when we last spoke he was just going to use filler, so thought I'd save the agro and DIY it, hence the post. Thanks all
