..... when you get a job enquiry like this? Looking on Google earth it appears to be one of the flats above a parade of shops. Needless to say I won't be getting involved in it. I'll just keep an eye out on the news for the storey. (y)

"Removal of a load bearing walls, fit RSJ. Old chimney removed internal and external. Door blocked,new door in another wall concrete lintel required. Wooden support put into loft. Surveyor to advise sizes. New bathroom fitted and tiled. Kitchen cupboards fitted with new doors (supplied) splash back re- tiled or plastered ( not decided). Two Radiators moved as on walls that are coming out. Some plastering. Painted throughout. This work is in a flat."

Fcuk that, it's got trouble written all over it.

Just the exterior chimney work above a parade of shops will be a couple of grand in scaffolding, public liability insurance would need to be £10 million, and it'd need a full risk assessment and H&S policy specific to that job. You'd also need to ensure that your insurance covered adjoining properties, and the same for the scaffolding company which you would need to see and verify.

Then you'd need to have written confirmation from the leaseholder for the block agreeing to the work (the customer's instruction isn't enough to cover you legally).

All the work would have to be up to current spec to prevent fire break through between flats and between floors. There would have to be a written statement detailing what was done to comply.

We replaced a rotton wooden lintel that spanned across a shop front last year in the middle of town, bloke I done the job with got the clients to organise everything from scaffold to the liability insurance it took 2 months to sort it all out and even then it was a ball ache, jobs like that just ain't worth it even with the massive price he had on it he said he would of rather done easier work for a lot less money.

We had to have everyone clear while removing the lintel and replacing it but at the same time everyone had to be next to you when it was getting done it was a headache
