what would you charge for a 4 wall 1 ceiling skim

average size room one window

bloke who taught me said it would be a £350-£400 job, not sure if that was with mats?

what do u guys think a average room is worth ? just a skim

and would it be 1 or 2 day job?

I normally charge around £200-220 for average sized room. I always give a "all in price", cos materials are so cheap relative to labour; £20-25. (I always buy in bulk and source cheapest suppliers)

My quotes are based on actually surveying each job. Average sized room will come in at 40-50 m2. 4-5bags o multi, couple of minimesh, pva. If there is a considerable amount of prep work to do its a little more, If the walls are flat, sound and true then its a breeze.  I live and work in Barnsley,(S.Yorks) if I went in with quotes approaching 4 ton per room, I,d be twiddling mi thumbs!!

I work it on day rate and i don't bust my balls for domestic, average room for me, 1.5 days, remember tarping room out dust sheets in hallways, getting tools and gear to room and a good tidy up afterwards. £50 for materials (we know its nearer £30 but you've gotta make a drink out of it!) i'm basingstoke so my price is fairly competitive for the area

whats your order of works nicksey? for me it'd be, arrive 8ish, half hour for dust sheets and tools etc, hour or so prep (pva, beads, scraping back artex ...) cup of tea, 1st set ceiling, cup of tea. 2nd set 2 walls, its now 3.30ish, home, day 2, 3rd set everything else. take time doing a proper job of ceaning up, receive payment, pub by 2 at latest! like i say i don't bust my balls ;D

by three sets u mean all walls and ceiling have 3 coats of finish?

or 3 sets mean two coats all over in 3 sessions :-/

a set is two coats of whatever i can reasonably throw on in one hit without killin myself...
smallish room gets the ceiling and the two small walls easy...1 set
other 2 walls, 2nd set
7 ft sq box room is easy done in one hit, but its hard work on yer own cos of all the wet cornering..
bigger room, ceiling 1 set, 2 walls 2nd set, 2 walls 3rd set...
just bear in mind that adjacent surfaces require a little more time to get the corners right...
at the minute im training the lad, im doin 1 wall, givin him the other so i can keep an eye on him...doesnt affect the cash situation too much and it gives me p'ss easy days...
couple of weeks and ill give him 2 walls, ill have the other 2...
couple of weeks later ill have decent size full rooms, 1 big set, me and the lad, ill give him his day rate plus a bonus and im quids in...

we really are different creatures arent we ;D ;D ;)i can't stand domestic work, dust sheets, mixing up downstairs sorting your kit out twice in the day ............on site you scrape the floor pick youre hand tools and youre drill up and shoot off

i've always struggled with wet corners, got a corner trowel but i always end up seeing where its been, if you see what i mean. maybe i just gotta practice more but i don't like to when i got paying customer.

with me i would do 5 sets then to start lol to cover my back :'(

dont wanna get to far infront of my self, i doin my bathroom next week, its only a box about 3m x 1.5m approx, but still gonna do one wall at time, it'll be my first full room on my own, at the mo i just assisting a pro 8-)

i used to...then i got a corner trowel and it sort of helped me out, i use it occasionally now on 1st flatten just to give me a line but to be honest, i find if you just go a bit careful around the edge they look after themselves by the time youve troweled up, its just that they prolly take a good 20 percent of flat wall metrage time..
site v domestic though...it is a completely different game...
i used to be a window fitter (as u all know) and the difference between turning up at a council house to fit 10 windows and 2 doors in a day using nothin but 45 trim all over for 30 quid a window and pricing your own 7 windows and a front door domestic is massive...
end result to my mind is that site is a good laff, great excersise, steady money, no headaches
domestic is boring, a pain in the arse mostly, but every job is different and of course its much better money for less hours which to me is what it all boils down to...

Back to charges..... One guy round my patch often advertises in local rag "AVERAGE ROOM £129 INCLUSIVE" >:(

Another right teeth grinder is the "Property Developer" they buy a f$*ked terrace and want to turn it round for £5k, had one last month: Board and skim kitchen ceiling, ditto hall(bottom of stairs), Float two (bath) walls then skim ALL bathroom, skim all walls in front bedroom (the roughest artex I,ve see so far): £550 inc

Needless to say quote was to high!!

I agree, am starting to "vet" customers before wasting mi time.

property developers can be a nightmare, especially the newbies who think they can make a fast buck but havent a clue wot theyre doin...youll get em go 'well the last bloke did a room for 150 quid'...'cant have been any good or you wouldnt be ringin me then...' :D

ill do a medium room in 2 hits for 250, bigger and its 300-350, then every set extra is 100 quid..
assuming its clear, they roll the carpet back, remove all curtains and furniture etc..etc..
stick 'pain in the arse' extras down at 50 quid a pop...tell em that beforehand and the room will be clear, sockets and rad will be off and they'll make you tea all day! 8-)
you can charge more but you should be getting 90 percent of your 'leads' at those prices..i do...

every job i've done ive had to spent absoloutly ages moving their furniture about, dust sheeting everywhere, taping and using plastic dustsheets etc, then at the end i have to tidy it all up again! and put furniture back, so actual time doing my jobs is something daft ::) do you allways roll back the carpets? im going to have to make sure customers clear the place first, fed up with it!

its a lot easier to roll back the carpet and quick scrape the floor after innit...let them sort it out...ive turned up and nothins been moved so i go home again...
exceptions are the olduns or single people needing to move something monstrous..

yeah me too i wouldnt of taken it in to consideration, it ok saying to them after i want the furniture moved and they dont bother, ask them will they be requiring you to move furniture :)

i start with 'right then, i need you to move the furniture etc or YOU need to move the furniture..' all smiles and that...your a plasterer not a removal man...
or maybe go 'right thats 300 for your skimming, 50 quid to move the furniture, 35 quid to roll the carpet back, 50 quid for the rad, 30 quid for the sockets...unless you wanna do those bits and ill just charge you for the skimmin..'
like i said just a hint that youre gonna charge em to move anything and they go out of their way to make sure its done...they think youre the gas board!!

i was thinking of saying i need the furniture moved by u, if u cant and would like me to do it i am happy to but it will be extra on the price 8-) (£50 on the bill ;D)

or they may get offended at being charged to move furniture then u wont get the gig and giv it to someone who dont mention the furniture :-/

i may just say i need the furniture moved or cause i only work on empty spaces end of.

just make it look like anyone thats ever had any plastering done EVER!! has had to move their own bleedin furniture...make em feel a muppet for even daring to THINK otherwise..
