Water damaged plasterboard

Hi just wanted expert advice from you experts if possible!!!
I’ve recently finished renovating my rental property top to bottom.
Next door neighbours council houses boiler overflow has been leaking onto the outside wall of my property for over a month. The wall has absorbed the water and has now come through the plasterboard. This was dot and dabbed but the bottom meter was treated for rising damp and the dot and dab was the acrylic to stop moisture coming through.
What is the best way of sorting this out?
Does all of the plasterboard need replacing or does it need plastering and painting.?
Cheers

As all have said, additional to that that down pipe should not have an offset that great it will give you problems further down the line with leaks from blocking etc.
Also is there a drain linking into a main sewers at the base? as if it's running away onto garden that'll be the main area of wet ground at your footings in that corner of the room. You would also benefit from pointing the corner detail of the brickwork on the recesses by putting an angled fillet so water runs off.

A note to all please post better photos, large whole area of concern ( 0.5) and close ups.
The lack of detail pisses me off.

First, make sure the neighbor’s boiler leak is fully fixed. If the plasterboard is soft, sagging, or crumbling, it needs to be replaced. If it’s only damp or stained but still firm, let it dry completely, then sand, apply a stain-blocking primer, and repaint.

It's been two and a half f**k**g years.

I see you've got your time machine working again mate.
Any chance you could go back and give a certain toolmaker a kick in the b*ll***s so hard that he never fathers any c**ts?

It's that Stefanrobin bot thing digging up old threads, never looked at date.
Wish I could go back in time sometimes, I'd tell myself to look after knees and joints more ( also kick toolmaker in the b*ll***s).

Ah I don't see his posts as I put him on the ignore list, along with a few others.
