Hi

Would appreciate an opinion on parex finish

Should it really look like this?

Plan is to silicone over the rough finish around window and doors. I wanted clear as windows are grey and render is off white but builder recommending white.

Also attempts to fill cracks by thumbing in keep failing . How do you get the parex to stay in place when fixing holes?

Doesn't look great from the photos but 9 photos of 3 very small areas, show us some pics showing more of the job to put them on context a bit

The general finish does not seem that even and there are some colour differences

Seems to be very rough around the windows and doors with the bottom edge next to the sill breaking off and dropping out . This has been ‘repaired’ twice now but concerned it will break off again

Gaps around windows are to be siliconed

Are you the one who did it or are you the one trying to repair it to be honest it’s not the greatest effort in the world but I’m sure it’s not the worst
 
THere is something in all the photos.... as mentioned above it looks like it has not seen an I beam...

the big are is where been scratched back to previous coat.

the beading doesnt meet.

aroumd window has had gear smoothed in not scraped.
looks like theyve detaped with the reveals over lapping tapes.

id recommend white silicone aswel

and reason for horizontal expansion?
 
I’ll give you an honest answer.

You have anthracite windows which draw and hold heat, therefor expand (as any dark coloured windows do) this is causing your Render to crack around the windows.

This should have been siliconed up a day or 2 after the Render has dried.

We only use clear silicone when doing this as it’s easier and faster, coloured or white can end up on the window or on the Render and cause problems. It takes 2/3 minutes per window.

I have the same windows on my own property with white Render and have used anthracite silicone, but this takes considerably more time as you have to mask up and be careful.

The overall finish looks poor, very poor. The slight expansion cracks around your windows should be the least of your worries. The up and down lights you have make a decent job look questionable, yours will make your Render look horrific.

you wont hide them gaps round windows with clear silicone thats for sure
 
As Mr White has said, the render is tight up to the frame. No expansoin gap in place. So probably the same for being tight up to the sills.

There are some cracks appearing now that the builder thinks needs to be lightly sanded . Looks a bit more severe to me than that . Can anyone comment on what the cause of that is?

Exactly. Keeps telling me there is nothing wrong with the job . Can’t put the outside lights on as the finish is that bad ( see below)

I don’t comment on render threads because I don’t do it and the knowledge of this part of the trade seems vast to me...... but even I can say this builder is bullshit !
 
Why did you use beads , looks atrocious, is it going in the bad rendering thread

Im not going to comment on artificial lighting on render as thats a seperate issue.

The best render in the world will look awful with direct sidelight.

Bead wrong!
Sanding wrong!
 
The grey windows have caused the issue on reveals and cills, the overall doesn’t look the best
You can’t judge the finish by glancing light and what was the substrate like .?
