its over new work sand and cement , scratch-screed-finish 3 coat for a builder

So is it over eml or rib lath ? id be looking at around £25per for 3 coat work if thats what has been specified.

Blockwork must be bad to have 3 coats unless the third is a Tyrolean coat plus with the extra coat you will never get it perfect it only takes the sun to catch it at the wrong angle and it will show any imperfections.

while were on the smooth render, like i said before I'm goin to be doing my dads blockwork shed, bead up and 2 coat render, he told me that 10mil will be fine! I'm guessing he meens bring the beads in nice and tight, i said some people on here say 18 mil ect he said crap just do 10 will be fine?? I'm lost i no he must be wrong as he said 10mil quietly!

Surely if you've done enough rendering to do a "spot on job" you should also know how much you need to charge per m2 for two coat, three coat or whatever.

i normaly do one of houses to a mint standard and charge about £1200 per side for an average 3 bed cemi, but this is a mansion an av never priced things by the meter before so i just want to get a rough idea of what everyone else charges so that am not way out on the price, pluss am pricin off a drawin so i cant even look at the job to weigh it up properly.

Well I would guess that each side of a three bed semi would be about thirty five m2 tops, so if you normally charge £1200 per side you are getting about £34 per m2.

i know mate but thats a high price isnt it, its ok when you price one off houses on a recomendation but am talkin about over 1000 meters. i dont think am goin to be the onley one pricing this so if i went off my rough estimate way like i normaly do i might £7000 more than the going rate, thats why i just want sumone to tell me wot the going rate for 3 coat work is. d you know wot i mean bud ;)

to be honest kirk you need to know what they are for and where they go before you know how much to charge. There is a search part at the top of the page put in "expansion joint" and have a read.

I have found when its hard to work out a price is to try to work out how long it will take me, divide that by a day rate and see how it stacks up.

Example - 200m2 of work, lets say £15 a meter = £3000

Then I look at it and guess at how long it will take.

Lets say I reckon 9 days at £150 a day, per man, for a 2 man team.

That comes in at £2700

I would say that £15 per m2 is about right in this case.

Some jobs are naughtier than others though, just doing the reveals on a full house can account for a full days work.

And even though most builders think fairies come in at night and put all the beads on for you, we know that is not the case, you can spend the equivalent of a full day just beading up a full house, whether its internal or external.

Apparently the midnight goblins put scrim on too :)
