Hi Guys,

I have just bought a 3 bed detached bungalow to re furb and try and sell on at a profit.

The exterior is grim, badly dashed and full of cracks but sound.

I am looking for opinions on the quickest, cheapest way to tart this up.

I have a few ideas but welcome yours.

Paint the outside bright get the garden cleaned and paint the inside magnolia oh and some fresh bread in the oven when the punters turn up to view it ;)
 
cheap new kitchen, ditto bathroom, bumpy white tiles, lever taps, make yer own bath panel, box in any shitty pipework, 6 panel doors internal come in at around 15 quid, skirt and archi is dirt cheap but its time then innit... check the roof, jetwash the f**k*r if need be, point up, tidy up, turf the garden or just make sommat of it, bit of fence or a garden wall and shove it back on...
the trick, rich, is to get some tw@t like me that can pretty much do the lot on a cheap day rate... if you sub all the plumbing and kitchen/bathroom out youve bugger all left at the end of it...
another trick -
stick the missus name on it and make out she living there... rent it for 6 months then f'ck it off... no capital gains... (not sure if this still works though)

shop around for cheap units, b&q coming in cheapest at minute.... howdens do you a 60% discount but theyre still dearer.... though they do a nice little oven/hob/xtractor in stainless (chimney hood) for around 279 at the minute (well ours does anyway, theyre crap, but theyre new, and they look the part)...
bath suite comes in at around 200 quid... swap the contract taps for some lever taps off ebay...
get kithen taps off ebay...
screwfix / toolstation for plumbing bits - youll save a f'ckin fortune...
paint the rads, stick new trv's and locksheilds on em...
do it in right order...
conny's dont add value... whatever you pay is what you add generally...
open it out a bit if you can... kitchen diner stylie... but dont do the aussie thing and bring the kitchen into the living area... people dont like it....
stick a dark brown matchpot into 2.5 litres of cheap b&q cream and you get a nice stone colour that aint magnolia but just as cheap....




and get rid of any artex :RpS_laugh:
 
Seriously, if its detached, sus out if you can get opm for a knock down then flog it to a builder.with out seing any pics its hard to say.
 
could also go all out without dropping it... take the roof off... attic truss it and add another 2 bedrooms, ensuites etc... top spec it... depends on plot size/ area etc... save you the demo and the groundwork...
you can get a visit from the planning officer to get an idea of whats likely to be possible before you make any decisions and put in for planning? wont cost you owt...

Or have a look at your neighbours to see if they have done it and also what they ahve done to improve the look of theirs.
 
Do they have dogs, do they lock their doors at night, what time do they go out are they old and frail?
 
Probably just sorting the garden out and scraping the s**t of your roof would be a marked improvement, dont speculate to much.
 
Rend aid, mesh and re-dash. or if rendaid is too expensive do your scratch coat with 4 sand 1 cement and for the liquid use 50-50 water and sbr with mesh this is 1/8 of the price of rendaid
 
Contour brick effect wallpaper for the outside. Felt and tar the roof. Polystyrene tiles to all ceilings, and woodchip the rest. You'll make a mint.

Or use a Parex stencil system, but this is costly compared to wallcrete

If its just the stone missing Rich you should still be able to paint it mate hire a spayer its alot easier on dashing, but a thick roler will do the trick.
 
paint it with quartzgrund, spray it with tyrolean style using monocouche and a nice heavy but very even texture. Then spray with a self cleaning paint.
You wont need to touch a trowel and it will look good. You can use up all your old mono to do it and go straight over it
 
its easy Rich, and its the quickest cheapest way.
use a d3-4 rot/stat to lower your output. pop a 8mm cap on and follow that video len lord put up. Practice on a bit of board first until you are happy and go for it.
You can even lace the finish by gently spatting over it.
