Damp Render

Hi, could you take a look at the picture and tell me what’s going on with the render in this corner? Has the DPC failed?

No sign of damp on the internal walls (yet..)

No sign of damp on the internal walls (yet..)

Looks like water running down wall (dodgy guttering/rain hitting it) and no drainage/gravel at base of wall. Could be splashing back up. Looks like some sort of painted render at base...possibly penetrating damp at some point.

Couple more pictures attached. The red circle is the corner - behind the boiler shed.

Also think there is an damp issue under the flat roof going around window?

The ground is concrete up to the base of the house. Floors are suspended.

Could be a few things. Water blowing off flat roof. Water tracking down from the neighbours parapet wall. Looks like there is a crack in the corner where this meets the party wall and also where the out building is.

I’ve got a bay window on the front of my house that I’m doing up that has no guttering, so water bounces up a couple of feet when it rains hard.

Sure it’s sortable and not too serious.
