Hi can anyone give me some advice on the best way to repair cracks on external render , ideally the property [3 bed detached]needs repainting but that cant be done until cracks are sealed/repaired, the house is over 100 yrs old, not sure when the render was done, probably at least 20yrs ago, it's brick underneath and some of the cracks i suspect is letting rain water through. thanks

I am afraid it's not gonna be an easy fix. The old render need knock off, I personally won't risk applying new one on top of it. This probably will be much harder than render it again, so make sure you calculate your price right. On old houses is good if you mesh the scratch coat. In this case I will do it like this. Also the gable looks very exposed. Verge trim will do justice to it.

Best option hack off ,starting with the blown areas,it has been over rendered Al ready on one wall and that's blown, you'd need it scaffolded and hammer tested for hollows etc,not a job I'd like .

Repair will be a waste of time on this job. Also some of the cracks are stress cracks. I would look into why the cracks have appeared.

Hack off and start again.

it was rendered and tyrolean in the first place, in the 1960s to cover up a load of problems. claim on your household insurance!

are you guys saying all of the render must come off as in "whole " property!? or just the crack areas and where it's hollow?,
i don't think i can afford to fully render the whole of the house ,even with the government green deal grant for ewi it's going to be 10k upwards.
