    I removed the cover off the fan and was able to see through to the outside vent. Looks like there is mortar all around the circular cutout so nothing obvious

    I just ran a magnet over the wall. It only stuck on the damp patches indicating that there are screws (or wall ties) here. Not sure what can be done here though.

    It's possibly 10 years for a house, but the boundary walls are not covered by Homebond. I'll need to get on to my solicitor and find out for sure. I think there may have been a 12 month Defects Liability Period, which would have expired by now.
