When he came on here and mentioned the price he'd been told by a builder I already had an idea what I'd charge per m2 and it would've have been £9m2 board and skim labour only ,i only live 20 minutes away ,that would have been a nice job for 3 of us ,all time served spreads ,wouldn't have subbed it out and we would've made a decent wage and left a good job
if the OP is serious he should take you up on this. I've just paid out a fair whack for a job but you have to know what's worth it in the end - and the finish you're looking at for the next ten years sitting on your sofa wants to be good! Sensible price from experienced skilled worker is worth having over saving a few quid imo. In my mind its a (under-rated) skill - I could never do it so I'm happy to pay an expert.
 
its divide and conquer. maybe getting pms from those who never contribute to the forum but just scan it for work. not getting back to bobspread who is local. after two or three pages it comes down to what he is prepared to pay, to what he views as a fair price. i think someone above works it out to 500 a week before your costs. unreal. he'll probably get whatever info he can off here then auction it off on rated people. i got four new tyres for the van last weekend. three hundred and forty quid. i got good ones, continental, best ratings etc. was hoping it would be cheaper but that was what the garage charged. so i paid it. i knew how much the tyres cost, but i didnt start questioning the garages labour costs because they were reasonable

All quite interesting stuff!

There's genuinely nothing sinister going on here - whatever divide and conquer means!....and I agree, pay peanuts....get monkey's...or corners cut, or not enough diligence in the job....and and and....

I do want the work doing (haven't replied to anyone as yet, currently doing 14hrs a day putting bloody 140mm kingspan between the roof rafters, nightmare job!!)....and I'm happy to pay a fair rate (not looking to rinse anyone, because ultimately...the job won't get done right.....and it needs to be.....I've put my life into this build (it's an air-tight sustainable design))....the details matter.

However, what better way to test the current fair market rates and potentially find somebody to do the job? On this forum, where I've been given some good advice on the Render Carrier board etc.

I'm not going to pay through the a*se though!......and to be fair, some of you on here sound like you'd turn up, look at the build and see £££ signs......!!

Absolutely agree that it's a skilled job - and for the craft you should pay a fair rate. But, fair, relative to what?

Anyways, I'll reply to the PMs and send some plans across - see where we get to.

with all due respect @TonyM...

in my opinion you cant price correctly without seeing the site many things contribute towards the price and particularly with plastering...

and given that you cant/don't know what its like to have to put the graft in of plastering everyday its a bit rich for you to be telling plasterers what they are worth...

its also a 1 off build its not a commercial job with a runs of work and as such should not be priced as one...

and finally your not even a spread mate so wind yer neck in yer opinionated diked and go and play on a plasterboarding website or whatever yer call yer sens these days!!!:RpS_cursing:

I've just been right through my van, crib bag and tool kit, and can't find any f.ucks to give about your comments. If you can't price new work on a metre rate without seeing it, then you don' know your job or capabilities. I know I'm not a spread, but I'm working with them a lot of the time, and know what a good spread can turn out and the rates they command.

tony has a point you cant always look at the job at tender stage, so you just have to price it off plans and a bill of quants if there is one.
but talking about rates is daft, always ends up arguing one way or another, pointless waste of time.
but why did the original poster need to ask what rates are? if he has the project to do its simple just ask 3 outfits on here to tender for it.
 
If you priced your work from a builders bible, you'd be really good at watching daytime TV, because you'd never get any work.
I think these prices are made up from the national average.im not going to argue with what you charge as long as your happy and that's not my buisness,also the prices in this guide I wouldn't charge as much as,these figures come from somewhere though,why...?
 
The rates in the pricing books were supposed to be based on London rates. There would be a section where it would tell you the percentage deduction for whatever part of the country you were in. I remember looking at one back in the 80s and the rates stated then were two or three times what people were getting. The pricing books had everything in them from block work to painting.

ive said it before the internet in many ways has had a hand in destroying the tradesman and this is a prime example!!!

its like taking candy off a kid coming onto sites like this and others and having ridiculous speculative pricing info thrown at them!!!

once again it will be the local tradesmen to the job that will suffer probably from this muppet reciting spiel off of here and best of all the most came from a non plasterer..

he will now be advertising and stating the price hes going to pay the plasterer now on some other muppet site!!!

I went to that Tool and fix this week you told me about Bagrat, thanks. Great place. Was speaking to the guy and they're going to start stocking Refina in the next week or two. Great place. Thanks. Got some obtuse Stanley trowels and some combat kecks
 
Price books are for main contract to client prices. Subbies then get a cut at what ever level of the chain your at.

As a plaster in site tge drylinning contractor will have taken a cut as well as the main contractor and thats a small chain
 
I have just boarded and skimmed a house out 700m2 done the boarding on day rate dot dab £150 and the skimming on price £6.50 the vaulted ceiling was 110m2 which needed counted batten and boarding had 3 of us in total on that. The total price for labour came to around £8000 for the skimming and boarding so you got the cost of materials on top of it. Was hard graft took about 25/28 days so wasn't ripping anyone off just earning a living.
 
you know what really pi??es me off is when the client dictates what the tradesmen should earn!.. when i started in this trade back in the day my old boss as ignorant and arrogant as he was used to have a saying "always tell never be told".... kinda true sadly!

I'm not going to advertise on any rated people/find my builder type websites.....those available and looking for work on there, will be available for a reason! (the FMB website is a bit different though).

It matters not really, there's a ceiling for which I can afford to pay, and for what I think the job is worth .... I'll either find a buyer for the work, or not!!

To be fair, somewhere between £9 - £13/m2 sounds about reasonable......what's that, 2.88m2 per board, so at £13m/2 lets say, that's £38 per board, dry lined/skim.....10 boards a day average? 30 days work?

Low overheads, pay yourself minimum wage (under tax threshold) and take a healthy dividend.......that sounds like plenty of cash to me per day!!

Certainly some interesting comments anyways!

Just goes to show, every job is different and it's the detail that matters!

Ours in a timber frame, so the walls/studs are within reason, perfectly plumb! Should be a direct fix to timber studs (although, I expect some noggins will be needed in places). Should be a lot quicker than dot'n'dab.

We've branded out our ceilings too with counter bats....didn't need it, but creates the service void as well as more boarding fix points.

your problem is you're too concerned about what your tradesmen are earning per day and what you consider "fair" than actually getting the job done. when you go to a restaurant for a meal do you start weighing up the costs of the food and the gas and electricity and what you think the chef and waiter are "worth" in your tiny mind? i hope your timber frame gets riddled with woodworm and falls down you comtemptuous pricck

yeah, i think i called that a page or two back. he probably already had a few local quotes and methods before he even posted. just using the forum as a sounding board. but you're right, he should have just been pmd with prices. would you really want to work for the smartarse anyway:
