Do I need Building Regs

Hiya

Do I need to get building regs for when I knock internal walls down in a property?

I don't think I do but I cant see why I wouldn't?

Looking at a property that has had the crap knocked about but they have only just submitted planning for rendering and changing the colour of the roof tiles.

If your putting steels in you need building regs and structural engineers calcs

Most folks round our way don’t bother ,one guy used part of the old rail track line as rsj at his gaff , it’s still fine and council is none the wiser
 
Well I had a look at it today and the finish quality is shite...

It's on the market for £550,000 which I would pay but there is so much wrong with it. I have made a low offer but these part time developers think they are going to make £220k on it...
 
Ok if steels go in then then building regs....

Found out they did not have planning for the tender or the roof
 
if your lending for it then the surveyor should be asking about all the building reg stuff cos a bank will not lend on it if there is no paper work. I lost a sale on a house 20 year ago cos the surveyor asked about paperwork for the loft conversion which, it had never had, cos the cottage had been built the way it was in 1903.
 
If you’re knocking down load bearing walls then structural report and building regs. Just doing this on a job. Struc report, about 250, 8x8 x 3.7m steel about 330, private building regs about 220.
 
I did a house up a few years back, knocked walls out ,put steels in ,ect. Gave her a choice on building regs, she said no due to cost and she wasn't going to move , 2years later she rings me up ,and says she's selling it and have I got the paper work she's being asked to provide. Panic.

Mate suggested someone to do the calcs
He came round and just said put your steel in with 150mm overhang and cleared off

..since then I heard on one loft conversion that the building inspector was not happy with and said the steels should be on a bed of mortar. I thought mines not but what is the point of that?

If you don't know the basics you should not be putting steels in, that's the point.
 
I've done loads on my present house extension.garage rear study. Knocked it about . No building regs, or planning. Just do it right. If I move I'll just pay £100 indemnity like last place. As far as steels go if you're not confident on wot size to use asked the steel guy. I've found the calcs in the past can be cobblers , sure they're made up . I did a small loft conversion , had to put a huge steel in just to take a rear former, had to get a large crane in , shut the rd. I thought the house was gonna collapse, it was creaking and all sorts and I was stuck in the corner try to get it on the wall plate ,pooy,pants. I had a lot of Guinness that evening.

ive helped put some big steels in over the years and it’s an arse twitcher until the props are out. Cousin does building control now and he was doing an inspection a few months back. The steels were a ridiculous size apparently and he said to the builder that he didn’t envy that job and that he must have been shitting himself. Builder said that he was and they were starting to deflect when he was taking the props out, so stopped, phoned structural engineer and breathed a sigh of relief when he was told that they would a few mm and it was calculated in.
 
My old lab told me about a job .4of them ,2big steels had to be bolted together they got them in and they were all proped up on acrows, only, and they started to wobble on a staircase .he said some were screaming and wanted to run . The boss said shut up and hang on .it took 30mins to finally stop. Few. Brown pants again .
