Estimate on Cost to Plaster a 3 Bed-Semi

Hi, I have been looking everywhere online but am struggling to find prices for work that I need done. I am buying a 3 bed-semi in Greater London and the walls and ceilings all need boarding and plastering. The walls are covered with wallpaper but you can hear and feel that the plaster is not good. I originally thought it would need to be taken back to brick however I have bought in 2 builders who have said that it can be plasterboarded and skimmed.

Can anyone provide me a rough estimate (not exact I understand) of how much it would be to board and skim the walls and ceilings for a 3 bed semi in Greater London (EXCLDUING the kitchen and upstairs bathroom and separate WC). It is roughly around 950 sq/ft
We are on a tight budget so would like to get this done as affordably as possible without getting a cowboy builder obviously. I know it is not cheap but how much I should be looking at I have no idea and it is difficult to find much information online.
 
Does the existing ceilings need to be removed,? Likewise with the render/plaster on the walls ? Are you re wiring etc , do you want to insulate the ceilings, ? Are you happy with normal plasterboard etc or prefer fire board ? Lots of ??
 
Around 7K prepare and skim...around 12K to board and skim.

Remember that experienced plasterers will sniff out if you aren't prepared to pay a decent rate and won't bother quoting. You are better off going on a course and doing it yourself will probably do as good a job as an inexperienced plasterer.
 
£10k to plasterboard and skim? Sounds a bit expensive. We are doing a rewire beforehand. Happy with normal plasterboard and no insulation of ceiling if is big difference in cost.

Why didn't you ask them to quote?

Il do it for £60 a day 3 sets a Day!!

Not tyre kicking. I have asked for quotes. One of the builders quotes £6950 but the rest of his quote was vastly overpriced so I don't trust that part of either. The other builder just came and would oddly would only give a quote for all the jobs I asked for and wouldn't itemise how much each thing was so no idea what that part of the quote would have been.

Very hard to quote without seeing it...

I would just find 3 or 4 local plasterers to quote and see what they say... I would not bother with builders for that part.

Skilled labour is not cheap and cheap labour is not skilled

The builder will put profit on anything that he doesn't do himself.

I wouldn't be very keen on itemising a quote either ... Showing all your cards leaves the way open for rows later on. But you said 5 days for that etc - how much profit you making? I'm on a budget you know - maybe I could get this bit cheaper and you could come back to do that bit?

It's a pain in the arse so no. That's my price and that's all there is to it.

As @Danny says, just invite a few prices and talk to the guys who give you them. See how knowledgeable they appear to be.

you've put up to many warning signs on here pal and uttering the words 'tight budget' you'll put doubt into any professional spread on here whether they'll get paid or not at end of job.
I'd be avoiding you like the coronavirus

No warning signs in trying to see how much a plastering job would be and having a tight budget. From what I have seen I had estimated prices of around 6-7 k max but I wasn't sure so yes, £10k does sound high. Maybe its not and I will have to accept that.
I am not going to run off and not pay someone, never have and never will do that so don't be so quick to judge people.
This is the first time I have had to deal with buildings works and because they mortgage we got was less then we went for it means we have had to cut a lot of works that we intended to do and are trying to get as much done as possible with we have.

A REPUTABLE company simple,
Good job pay a premium but fair is fair
Don't look for cheap look for a good company

I never itemise my quotes prices is a price at the end of the day. You wouldn’t ask Apple to itemise the prices if there phones.

Just get what u can afford done then, if you have no idea of the cost , how do you know 10k is expensive? The labour and materials for 10k the plasterer will hardly be pulling up any trees , dw he ain’t gonna earn 10k in 2 weeks :rolleyes:
 
NW London. House to move in with the family as we have have been in a small flat until now unfortunately and no space for the kids.
Kids really don't care what the walls look like.
Just get their rooms done for now and slum it a bit till you can afford the rest,
