Yes the original render is an important factor I think.
In terms of cavity wicking - According to the technical team at Energy Saving Trust, impermpable paint would still allow the bricks to release moisture into the vented cavity but it can be a disaster with CWI as well. As the CWI stops airflow and the cavity vents are all siliconed up then condensation from the house naturaly migrates to the outer skin (no vapor barrier in old houses) where it is trapped by the paint. Moist bricks = freeze thaw cycles and cracking of render. As soon as cracks develop then the whole processes is accelerated.

I'm by no means an expert but the mortar seems to have a high lime content and fizzes with vinegar and so does the render (where it hasn't been patched with cement). I wonder what sort of mix. I'm still unsure if the render is contemporary with the house - there is a similar house on our street which is unrendered and the brickwork is still looking good.

Well almost every room in the house needs reskimming (artex all over) so I had to learn some basic skills to keep cost down.
Not perfect but looks a feck load better than what was there already but my shoulder stopped working for a month.
That's just two coats of multifinish,B&Q corner beads and weapon of choice is Ox Pro UltraFlex.

haha maybe! Dealing with CIGA for a year. You end up being an armchair expert on moisture management to refute their ludicrous shoot down of claims.
Reading your first post I can say you either have done some reading on here or the building industry has admitted some faults already! You are on the right path tho, just need the right person , saying that, with all honesty as a diy'er I don't think you'll go for lime as the price deference will be significant. Good luck with the project anyway (y)

Thanks. I'm after the right render for the building as it needs some love and intend to live here for 10 years. If anyone fancies having a look let me know.

it seems a difficult one then because existing problems, together with survey when you bought house and also mistakes by CWI company all have a share of the blame really.
hope you get it all sorted out.

f**k me ive heard it all now not being funny but you are either an arm chair warrior sat down googling all sorts of s**t or you have a lot of time on your hands..you have done some of the skimming yourself to keep the cost down??
Come on give it a rest you have baffled my head with enough s**t to bore the average man to death??
Most of the lads and girls on here are professional plasterers hence why you have choose to post your problems on this site??do you agree??
To be honest if you are lucky enough to get someone to do this work for you make sure you don’t start flapping your gums while they are trying to sort your house because you seem like the type of gezza that would pretty much piss me off with all your so called knowledge..I’ve met your type before and we would clash on the job big time good luck but you are definitely not my cup of tea

Thats what i was trying to say , but in a nice way.
 
Surrey, near epsom KT20.
Don't think sand and cement is the best option for this house as it was built to be breathable. The rough cast render is falling to pieces after it was painted with impermeable paint and the cavity filled with insulation which has trapped moisture in the masonary.
The bricks and mortar are very soft and it's on a clay soil with seasonal movement which add to the cracking problem.

I am getting the cavity wall insulation removed but the render needs to be taken back to brick, some brickwork fixed and a new sympathetic render applied.

Anyone with experience of lime/breathable renders able to come have a look and advise?

We have a decent budget alloacted to render so serious about job. But not sure about the type of render which is more imporant at this point - it's imporant to me that the history and materials of the building is taken into account. Like I said, if someone wanted to come and view the house and offer an opinion then that would be good too.

it's an odd property with large bay windows on both floors and corner windows.So the surface area of render is not huge - around 100-135 msquare depending if you render between the building. .

You have to write a spec. People lean towards modern materials nowdays.

Cork, hemp, lime renders all can be used. Some posts mentioned it before.

It can be rendered different thickness.
Someone has to calculate (building physics) how much thicknes to prevent cold bridge on cavity wall. 3-5cm is safe bet, or as you wish more or less.

But walls dont breathe, only absorb moisture at different rates.

Its simple task really.

Yup I agree. I think I made it clear that I have no idea about render which is why i'm posting the job so it was great to see the discussion about the purpose of render on 1930s buildings so thanks all.
