has anyone come across a house with or had heave?

im viewing a house that has had heave and has had underpinning. agents said they are unsure about mortgages on it at momemt...

anyone with experience?
 
Not personally but half know some one who bought one after under pinning was done. If I remember right all the lenders were interested in was what guarantee was issued on completion. It was years ago though.
 
Is heave subsidence? If you mortgage companies often require you take out an indemnity insurance but they're not overly expensive

heave lifts the house rather than sinking it
Fair doos mate never hear of that before...maybe a dumb question but what would cause a house to lift, is it on a hill that's moving or something
 
Ground conditions like clay swells up when gets wet for example.
I'd avoid high street lenders like your own bank. Go and see an independent mortgage broker who's not tied to any EA, they will know the market and the lending criteria for these properties.
Or just buy it cash(y)

i would NOT invest in that property. the clay has heaved and broken the footings, an insurance company will only pay out to have underpinning carried out when the damage is extreme. one property i worked on had been piled driven, and the heave had snapped the pile.

its a strange one... its a middle house out of 3... been there for years not a new house
 
How would a house lift?
