Hi Chaps,

We have some dry lining (& skim, or tape and joint?) - in the Chester area.

It's approx 800m2 (300 boards) - new build, timber frame (so, boards screwed directly to the studs etc).

Some vaulted ceiling areas.

Looking for recommendations for some good, experienced dry liners.

Not entirely sure on the rates, £10 - £15m2 apparently seems about the norm? It's quite a big job though so maybe price work is a better option?

My future neighbours house also needs similar work completing, approx 1 month later (we're looking towards the end of March).

Why would you let anyone do it on dat rate? You would just get ripped off. Nice job for someone. I'd do it if I wasn't booked up for months.

Just to be clearer....!

The rate of £15/m2 is inclusive of materials and skim....that's what some local builders have suggested the rates should be?

Does that sound about right?

We might an option on some rates for the boards, but that's a later discussion!

When you consider that plasterboard costs around £4 a sheet, that's £1.30 odd a metre. Collated screws 20p a metre and multifinish 50p a metre, then that leaves £13 a metre labour. That's a lot. If you allowed £3 a metre for boarding the standard height walls and ceilings and say a fiver for the vaulted stuff, that still leaves a big chunk for skimming. Taping could cost you up to £4 a metre but it's a cheap alternative and not durable. Surely you would want to supply the gear, in order to reclaim the vat on completion?
 
To be honest, the builder will pay a tacker £2, a skimmer £4, £2 for materials, and cream £7 a metre for doing sweet f/a

So £8 - 10/m2 is more where we should be, provided that I can find the right guys/quality.

It doesn't matter on the materials supply or included really - we either claim back or the person that does the job just Zero rates the invoice for supply & fit ... HMRC let you do it either way!

@TonyM maybe he could get it done for less if he paid £2 for the skimming and £2 for all the boarding on the lump. So that's £4 labour and maybe stop the 20% CIS tax at source. If he negotiates a good price for the materials, the plasterer could collect them before work every morning to save delivery charges

is that with the plasterer loading 300 boards out as well!

Id want £6k min to skim it. Tell you what @TonyM , u board it for a grand and I'll sort out the plastering, supply and skim incl delivery. Everyones happy . £7k, I've saved him a fortune

To be honest, I've had a price in from a builder....and it was comical. I won't be paying anyone £4k a week!

Just because we're building a timber framed house, and it has some high ceilings....doesn't mean that we're loaded, nor the house is worth £400k...!!! Sure you should work on the quants (time?) as opposed to a perception of the clients wealth!! (or, lackthereof!).

Even if it was worth £400k, it's a self build...and we're on a self build budget!! ... there's no high spec Grand designs b*llocks here!

It's a good job for somebody - one location, good months work etc.....friendly environment!!.....

At £12k, I'd expect to see 3 lads onsite, for 2 months at least!

A fair day's work for a fair day's pay and all that!!

To put into a bit of context, it's just taken 3 lads 1 month to build it....structural steel, cut roof and all......and the rate on that was £40/m2......!!...they didn't see £10k and did a tidy job!

Looks like I'd best be mindful of optimistic quotes incoming!!

Better off doing the 3 day course yourself mate and going. Go To the closest temple and getting some guys on the buildinging site and get special prices for value then price comparison website battle with @TonyM , he cheap

you are joking !!!!!! Are the builders Asian by any chance and getting cheap price for value for sub standard work quotes ????
 
Unbelievable!! Should be a sticky for next time someone wants to talk rates!

£15m2 is not outlandish supply & Fit for tack and skim even on site direct
