New Build - Dry Lining - Chester Area - 800m2

My builder, god know! We've been ready for a while - but were held back by the windows, mainly. I'm not wedded to somebody starting now - can wait a while for the right team etc. Cheers,

New Build - Dry Lining - Chester Area - 800m2

Just goes to show, every job is different and it's the detail that matters! Ours in a timber frame, so the walls/studs are within reason, perfectly plumb! Should be a direct fix to timber studs (although, I expect some noggins will be needed in places). Should be a lot quicker than dot'n'dab...

New Build - Dry Lining - Chester Area - 800m2

Oi, less of the muppet comments! I'm not going to advertise on any rated people/find my builder type websites.....those available and looking for work on there, will be available for a reason! (the FMB website is a bit different though). It matters not really, there's a ceiling for which I can...

New Build - Dry Lining - Chester Area - 800m2

Right chaps, All quite interesting stuff! There's genuinely nothing sinister going on here - whatever divide and conquer means!....and I agree, pay peanuts....get monkey's...or corners cut, or not enough diligence in the job....and and and.... I do want the work doing (haven't replied to...

New Build - Dry Lining - Chester Area - 800m2

No, I got carried away with my 2 months etc....but, the point is the same. £160 a day is probably nearer the mark, isn't it?

New Build - Dry Lining - Chester Area - 800m2

No, there were very rare (good & experienced) - carpenters & timber framers. V.good. That's the going rate /m2.

New Build - Dry Lining - Chester Area - 800m2

Yeah, okay....I was getting a bit carried away there....but, you see my point.....£12k, £3k materials, 3 lads (one gimp/apprentice)......£9k should easily cover 5 weeks, fair, salary.

New Build - Dry Lining - Chester Area - 800m2

I didn't start the thread with lies.... I've been told that the rate should be somewhere near £10 - £15/m2......the first builders price I had in was miles from there! Besides, are you the man that charges based on the size of the house and perception of wealth? Good moral compass there lad...

Timber Framed House - Dry Lining - Advice?

No, you end up with quite a lot of settlement because of the construction process, most framers only nail...so, the panels are never really knitted together enough to stop settlement. Best bet is to screw all of the panels together (simpson strong ties) - minimises movement. We went for...

New Build - Dry Lining - Chester Area - 800m2

Some good insight here chaps, cheers! Quality of work ethic vs. cash eyes! etc. To be honest, I've had a price in from a builder....and it was comical. I won't be paying anyone £4k a week! Just because we're building a timber framed house, and it has some high ceilings....doesn't mean that...

New Build - Dry Lining - Chester Area - 800m2

Tony, Thanks for the knowledge - really useful. So £8 - 10/m2 is more where we should be, provided that I can find the right guys/quality. It doesn't matter on the materials supply or included really - we either claim back or the person that does the job just Zero rates the invoice for...

New Build - Dry Lining - Chester Area - 800m2

Sorry chaps, Just to be clearer....! The rate of £15/m2 is inclusive of materials and skim....that's what some local builders have suggested the rates should be? Does that sound about right? We might an option on some rates for the boards, but that's a later discussion! Thanks,

New Build - Dry Lining - Chester Area - 800m2

Hi Chaps, We have some dry lining (& skim, or tape and joint?) - in the Chester area. It's approx 800m2 (300 boards) - new build, timber frame (so, boards screwed directly to the studs etc). Some vaulted ceiling areas. Looking for recommendations for some good, experienced dry liners. Not...

Knauf Aquapanel - Fitment, detailing, Beads etc

Hi there, We're looking for some advice on Knauf Aquapanel fitment/detailing. We have a timber-framed self build and are about to fit the knauf board, prior to rendering. I figured that it would be easier (read:simpler) to fit the battens/boarding myself - (with all the timber frame...
