I'm not wedded to somebody starting now - can wait a while for the right team etc.

Well, at last...after an extra month on 1st fix joinery, we're now ready for our plastering works!!

Ours in a timber frame, so the walls/studs are within reason, perfectly plumb! Should be a direct fix to timber studs (although, I expect some noggins will be needed in places). Should be a lot quicker than dot'n'dab...

Yeah, okay....I was getting a bit carried away there....but, you see my point.....£12k, £3k materials, 3 lads (one gimp/apprentice)......£9k should easily cover 5 weeks, fair, salary.

I've been told that the rate should be somewhere near £10 - £15/m2......the first builders price I had in was miles from there!
Besides, are you the man that charges based on the size of the house and perception of wealth? Good moral compass there lad...
No, you end up with quite a lot of settlement because of the construction process, most framers only nail...so, the panels are never really knitted together enough to stop settlement.
Best bet is to screw all of the panels together (simpson strong ties) - minimises movement.

So £8 - 10/m2 is more where we should be, provided that I can find the right guys/quality.
It doesn't matter on the materials supply or included really - we either claim back or the person that does the job just Zero rates the invoice for...

The rate of £15/m2 is inclusive of materials and skim....that's what some local builders have suggested the rates should be?
